I. General Provisions

  1. This document (hereinafter referred to as the "Regulations") defines the rules for using the Apartments and Rooms made available under the Lease Agreement concluded with the following entity: INA Management Spółka z ograniczoną odpowiedzialnością based in Gdańsk (80-890) at Heweliusza 9, registered in the Register of Entrepreneurs maintained by the District Court for Gdańsk, VII Commercial Division of the National Court Register under number KRS 0000743606, NIP: 5833317195, regarding the Apartments and Rooms located at Łamana 7 Street in Gdańsk (80-510) in the Merwede Residence facility.

II. Definitions

  1. Apartment - a residential unit that may be rented under the Lease Agreement;
  2. Room - a residential unit that may be rented under the Lease Agreement;
  3. Quiet hours - the time frame between 10:00 PM and 6:00 AM during which Guests are obliged to refrain from noisy behavior;
  4. Common areas - parts of the Facility which Guests from various Rooms or Apartments may use;
  5. Hotel day - the time period during which the Guest may stay in the Apartment or Room under the concluded Lease Agreement. The hotel day starts at 4:00 PM on the Day of Arrival and ends at 10:00 AM on the Day of Departure;
  6. Guest - a person staying in the Apartment or Room based on the Lease Agreement concluded under the Service Regulations or the terms of other platforms used to book the Apartment or Room, utilized by INA Management;
  7. Accompanying persons - a person not covered by the Lease Agreement concluded with the Guest, staying in the Apartment or Room;
  8. Day of Arrival - the day indicated in the Lease Agreement as the start of the lease;
  9. Day of Departure - the day indicated in the Lease Agreement as the last day of the lease;
  10. Facility - the property managed by INA Management for the purpose of renting Apartments or Rooms;
  11. Lease Agreement (Lease) - the Agreement under which INA Management leases the Apartment or Room to the Client for a specified period indicated by the Client during the Order;
  12. Check-out - the process during which the Guest leaves the Apartment or Room, including handing over the card/keys to the Apartment or Room and completing all settlements;
  13. Check-in - registration of the Guest in the Apartment or Room, which involves filling out the registration cards prepared by INA Management and issuing the card/keys to the Apartment or Room.

III. Check-in

  1. The hotel day starts at 4:00 PM on the day of arrival and ends at 10:00 AM on the day of departure.
  2. Check-in takes place at the Reception during its opening hours.
  3. Only persons who have reached the age of 18 and have full legal capacity can check in;
  4. If the Guest cannot check in during Reception opening hours, they are obliged to inform the Reception no later than the day before the Day of Arrival via telephone or email.
  5. The Reception provides the Guest with check-in instructions via electronic message no later than on the Day of Arrival.
  6. If the Guest refuses to check in, INA Management terminates the Lease Agreement without notice, retaining the Lease remuneration as a contractual penalty.

IV. Rules of Stay

  1. Smoking tobacco products or consuming intoxicants is strictly prohibited in the Apartment and Room. Violation of this prohibition obliges the Guest to pay a contractual penalty of PLN 500 for each violation.
  2. Guests and Accompanying persons staying in the Apartment or Room are obliged to comply with these Regulations, Quiet hours, Occupational Health and Safety rules, fire protection regulations, and maintain behavior consistent with the principles of personal culture.
  3. INA Management, in cases of violations of the aforementioned points by the Guest, especially if the Guest is suspected to be under the influence of intoxicants, alcohol, in a state excluding conscious decision-making, or behaves aggressively towards INA Management or Facility staff, may decide to call the Police or other security services. In such case, INA Management is entitled to immediately terminate the Lease Agreement, retaining the Lease remuneration as a contractual penalty.
  4. Third parties may stay in the Guest's Apartment or Room between 6:00 AM and 10:00 PM.
  5. The Guest may not provide the Apartment or Room to third parties, nor to animals not reported during the Order. For the purposes of these Regulations, making available means the presence of animals or third parties in the Apartment or Room between 10:00 PM and 6:00 AM.
  6. In case of violation of point 5 of these Regulations, the Guest may be charged with the costs of stay of such animals or third parties according to the rates applicable for renting the Apartment or Room for persons or animals during the Lease period.
  7. Within the use of the Apartment or Room, the Guest may not:
    a. burn candles, incense, light a fireplace or garden grill,
    b. sublease the Apartment or Room;
    c. provide the Apartment or Room to third parties, including during the Lease period;
    d. remove elements of equipment or decoration from the Apartment or Room or move equipment or decoration elements between Apartments or Rooms;
    e. leave animals or persons under 13 years of age unattended.
  8. In case of violation of the ban on lighting candles, incense, fireplaces, or garden grills, the Guest shall pay a contractual penalty of PLN 500.
  9. The Guest is obliged to properly secure the Apartment or Room each time when leaving it, especially by carefully closing windows and locking the entrance door with a key. The Guest bears material responsibility for damages resulting from improper or omitted securing of the Apartment or Room.
  10. Parking spaces in the garage are available to Guests by prior reservation. The parking space is an additional paid service - the rate is set individually for each property. The Guest is obliged to carefully manage the garage remote control. In case of loss, INA Management may charge the Guest a contractual penalty of PLN 200.
  11. The cost of a lost key/card to the Apartment or Room is PLN 150.
  12. The fee for the stay is charged to the Guest on the day of arrival (in advance).

V. Check-out

  1. Guests are obliged to leave the Apartment or Room by 10:00 AM on the Day of Departure. Otherwise, INA Management will charge for the use of the Apartment or Room for additional hotel days of the Guest’s stay according to the lease rates valid on the Day of Departure;
  2. Requests for extending the stay should be reported to the reception no later than 4:00 PM on the day preceding the end of the lease term.
  • Until 2:00 PM, the cost of extending the stay is 50% of the daily rate.
  • After 2:00 PM, the cost of extending the stay is 100% of the daily rate.

VI. Guest Liability

  1. The Guest is materially liable for any damage or destruction of equipment and technical devices caused by their fault. Each parent (guardian) is responsible for damage caused by their children. INA Management has the right to charge the Guest’s payment card for damages caused in the Apartment or Room.
  2. INA Management reserves the right to perform a pre-authorization on the Guest’s payment card or to collect a refundable cash deposit of PLN 500 (five hundred zlotys) during Check-in. If no damages are caused in the Apartment or Room, the deposit will be refunded in full. In case of damage, the deposit will be used to repair the damage. Depending on the damage amount, INA Management will return the unused part of the deposit or seek supplementary compensation under general rules.

VII. Complaints, INA MANAGEMENT Liability

  1. INA Management is responsible for loss or damage of items brought by the Guest into the Apartment or Room on the terms applicable to hotels or similar establishments, according to art. 846 of the Civil Code, unless the damage resulted from the nature of the item or force majeure, or was caused solely by the fault of the injured party or a person accompanying them, employed by them or visiting them.
  2. Guests have the right to submit complaints regarding breaches related to the execution of the Lease Agreement. Complaints may be sent to the email address: kontakt@inarent.pl
  3. In justified cases, the Guest may request INA Management to visit the Apartment or Room.

VIII. Final Provisions

  1. Matters not regulated by these Regulations or the Service Regulations shall be governed by the provisions of the Civil Code.
